Preparing Your Roof for LA's Rainy Season: A Homeowner Checklist

LA's rainy season runs November through March. Use this roof prep checklist to prevent leaks, gutter overflow, and water damage.

Los Angeles gets most of its annual rainfall between November and March. The rest of the year, your roof bakes in the sun. That long dry stretch hides damage. Sealant dries out, flashing pulls away, and small cracks widen without any visible signs of trouble.

Then the rain comes, and all those hidden issues show up at once. A little prep before the wet season saves you from emergency calls and expensive water damage.

Clean Your Gutters and Downspouts

This is the single most impactful thing you can do. Clogged gutters force water to overflow against your fascia, siding, and foundation. In LA, dry leaves, palm fronds, and debris pile up for months during the dry season.

Clear all gutters by hand or with a blower. Flush downspouts with a hose to make sure water flows freely to the ground. If your gutters are pulling away from the fascia or have visible rust, get them repaired or replaced before the first rain.

Gutter guards are worth considering if you have overhanging trees. They don’t eliminate cleaning entirely, but they reduce buildup.

Inspect Your Roof from the Ground

You don’t need to climb up to spot problems. Grab binoculars and walk the perimeter of your home. Look for:

  • Missing or lifted shingles
  • Cracked or shifted tiles
  • Flashing that’s pulled away from walls or chimneys
  • Visible sagging in any section of the roof
  • Dark stains or moss growth (less common in LA but possible on north-facing slopes)

If you see any of these, schedule a professional roof inspection before the season starts. Catching a $200 flashing repair now prevents a $5,000 water damage bill later.

Check Your Attic for Warning Signs

Go into your attic on a sunny day. If you see daylight coming through the roof boards, water will follow the same path. Look for:

  • Water stains on the underside of the roof deck
  • Dark spots on rafters or insulation
  • Mold or mildew smell
  • Compressed or wet insulation

These signs point to existing leaks or condensation problems that rain will make worse.

Address Flashing and Sealant

Flashing is the metal that covers joints, valleys, and transitions on your roof. Around chimneys, skylights, vent pipes, and where the roof meets a wall. LA’s heat degrades the sealant that bonds flashing to surfaces. After a long summer, cracks and gaps are common.

A roofer can reseal or replace flashing sections for $150-$500 depending on the location and access. This is one of the cheapest roof repairs available, and one of the most cost-effective.

Trim Overhanging Branches

Trees dropping branches onto your roof during a winter storm cause direct damage. Branches resting on your roof also trap moisture against the surface, which accelerates wear on shingles and tiles.

Trim branches back at least 6 feet from your roof line. This also reduces leaf litter in your gutters and limits pathways for pests.

Look at Your Flat Roof Areas

Many LA homes have a combination roof: pitched sections with flat areas over additions, garages, or patios. Flat roofs are especially vulnerable to ponding water if the drains are blocked or the surface has developed low spots.

Check that all roof drains and scuppers are clear. If you notice standing water on a flat section after a light rain, the membrane or slope needs attention. Ponding water degrades flat roof membranes faster than anything else.

What to Do If You Find Problems

Small issues caught early are cheap to fix. A few replaced shingles, some resealed flashing, or a cleared drain can cost $100-$500. Left alone, those same problems lead to interior water damage, mold, and structural rot that runs $5,000-$15,000 or more.

If you find anything concerning during your check, or if your roof is over 15 years old and hasn’t been professionally inspected recently, get it looked at before the rain starts. The demand for roofers spikes once leaks appear. Scheduling a pre-season inspection means you get ahead of the rush.

Your Pre-Season Checklist

  1. Clean all gutters and flush downspouts
  2. Inspect the roof from the ground with binoculars
  3. Check the attic for water stains, daylight, or mold
  4. Look at flashing around chimneys, vents, and walls
  5. Trim branches within 6 feet of the roof
  6. Clear flat roof drains and scuppers
  7. Schedule a professional inspection if anything looks off

Rain doesn’t cause roof problems. It reveals them. The best time to find and fix issues is during the dry months when access is easy and roofers aren’t booked solid. Call Best LA Roofing at (818) 446-6122 to schedule a pre-season roof inspection.
