If your existing roof has one layer of asphalt shingles and the deck underneath is solid, an overlay is the fastest, cheapest way to get a new roof. We install new shingles directly over the old ones, skip the tear-off and disposal cost, and you walk away with a fresh roof for thousands less than a full replacement.

What a roof overlay actually involves
The crew shows up, inspects the existing shingles, replaces any obviously damaged ones, and lays down new starter strip and underlayment where needed. Then new shingles go on top of the old layer, nailed through both into the deck. Flashing around chimneys, vents, and skylights gets replaced. Drip edge and ridge cap finish the job.
There is no tear-off, no dumpster, no exposed decking. Most overlays finish in 1 to 2 days for a standard residential roof.
When an overlay is the right call
Overlay works when three things are true:
- One existing layer. California code allows a maximum of two layers of asphalt shingles. If your roof already has two, an overlay is not legal and we have to tear off.
- Solid deck. No sagging, no soft spots, no active leaks, no visible water damage. The deck has to be able to carry the extra weight and the new fasteners need something solid to bite into.
- Existing shingles in decent shape. Flat-lying shingles with no major curling, cupping, or missing tabs. If the old layer is failing, the new layer will fail faster on top of it.
If all three boxes are checked, an overlay saves you real money and lasts 15 to 20 years.
When you need a tear-off instead
Skip the overlay and do a full tear-off and reroofing if any of these apply:
- The roof already has two layers of shingles
- You see sagging or soft spots anywhere on the roof
- There are water stains in the attic or on upper-floor ceilings
- The existing shingles are curling, cupping, or shedding granules badly
- The home is over 80 years old and the framing was not built for extra load
- You plan to stay in the home for 20+ years and want maximum lifespan
Trying to overlay a bad roof just hides the problem and costs you more in the long run.
Roof overlay cost in Los Angeles
Here is what to expect for a standard residential overlay in the LA area:
- 1,500 sq ft roof: $4,500 to $7,000
- 2,000 sq ft roof: $5,500 to $8,000
- 2,500 sq ft roof: $6,500 to $9,000
- Metal panel overlay (any size): $12,000 to $25,000
Pricing depends on roof pitch, access, the shingle product you pick, and how many penetrations need new flashing. Hillside homes in Eagle Rock, Silver Lake, Mt. Our overlay process
- Free inspection. We get on the roof and into the attic. We count existing layers, check the deck condition, and look for water damage. Then we tell you whether overlay is the right move or whether you should tear off.
- Written estimate. Itemized by material, labor, flashing, permit, and disposal. No vague line items.
- Permit pulled. We file with the City of LA and schedule the final inspection.
- Installation. Crew arrives, replaces damaged shingles, lays underlayment where needed, installs new shingles, replaces flashing, finishes ridge cap and drip edge. Most jobs done in 1 to 2 days.
- Final inspection and walkthrough. City inspector signs off. We walk the property with you, hand over warranty paperwork, and clean up every nail and scrap.
Materials we install on overlays
Architectural asphalt shingles are the most common choice for overlay work in LA. They are light enough to layer safely, they handle UV and heat well, and the warranty options are strong. We install GAF, Owens Corning, and CertainTeed depending on what you pick.
For metal overlay we install standing seam panels and stone-coated steel. Both work well over an existing shingle roof and add minimal weight to the structure.
Service the overlay does not cover: tile-to-tile re-cover (not allowed), flat roof recoats (different process — see roof coating), or anything where the existing deck is compromised.
